Our Story

After 14 years as a local real estate agent, I noticed many homeowners shared the same concern — who can they trust to keep an eye on their unoccupied property while they're away? Whether clients had relocated before selling, owned a second home, or lived out of state after purchasing, they often relied on me to check on their property and alert them to any obvious issues.

That experience inspired me to start a home watching business specializing in visual inspections of unoccupied homes and properties. This is not a home-sitting service, but a professional property watch service designed to provide homeowners with peace of mind through routine inspections and detailed updates. My goal is simple: help homeowners protect one of their biggest investments by being their trusted local eyes on the property.

Hi! I'm Theodora Paddock — owner of Greater Nashville Home Watch. For over 14 years I've helped buyers and sellers throughout Middle Tennessee navigate the real estate market with confidence. I've built a strong reputation for being knowledgeable, dependable, honest, and kind.

Theodora personally walks every prospective client through their home before service begins.

I've been a licensed real estate agent in the Middle Tennessee area for the past 14 years, helping hundreds of buyers and sellers successfully navigate the real estate process. Throughout my career I've observed hundreds of home inspections and reports — giving me firsthand knowledge of what potential property issues look like and how they develop.

That experience has provided me with a strong understanding of common maintenance concerns, warning signs homeowners should pay attention to, and the preventative steps needed to help avoid larger problems down the road. In my 14 years I've collected an extensive list of trusted professionals and service providers homeowners can use when issues arise.

I'm also a proud Middle TN resident of nearly 30 years. If there's one thing I've learned it's this — not all areas of the country are the same. Conditions here can change quickly, especially with our frequent storms. Homes here require much more maintenance than people realize. Going away or having a property unoccupied for any length of time without having someone checking on it can be a real problem, especially with pests, yard growth, and wildlife. Having someone keeping an eye on your property is crucial in this area.

Home watch is a documented, scheduled visual inspection service with structured reporting — not an informal favor. Every visit follows the same checklist and produces a written report.

We are insured, bonded, and accredited; we follow a documented inspection checklist; and we deliver a time-stamped report with photos after every visit. Friends and family mean well, but they rarely carry insurance or a professional process.

Yes. Greater Nashville Home Watch carries general liability insurance and is bonded for your protection. Certificates can be provided on request.

Every team member entering a client home passes a background check, signs a confidentiality agreement, and is trained on our inspection protocol before working independently.

Absolutely. We never share homeowner identities, alarm codes, gate codes, or schedules with anyone outside our team. Sensitive credentials are stored in an encrypted system.

Our reports include GPS-verified arrival times, date- and time-stamped photos, and notes on every checklist item. You receive the report by email after each visit.
